Question #1: What should your REALTOR® have access to in this market?

Answer: The best REALTOR® to hire would have a system and a list of people that they can reach out to, share your home with, and that would actually bring real buyers… and quickly! It’s not enough to know a few people.; it’s about having many real connections, both Canada-wide and real connections globally.  And most importantly, it’s about having systems to proactively reach those people. A lot of people hire us for our connections.

 

Question #2: Do out of town buyers actually
pay more money for a home?

Answer: Based on our experience we have found in many situations the out of town buyers have paid more money for properties than local buyers. We find many come from the GTA area, Toronto, Milton, Brampton, Oakville, Thornhill and Mississauga and elsewhere. We have also been dealing with many buyers globally, from countries such as China, Korea, to name a few.

 

Question #3: How do we get multiple offers?

Answer: Two things are necessary for big success in this area.

1. You need buyers! The most amount of serious buyers in a similar time span viewing your home. This will create excitement, and when one buyer wants your home, someone else usually does too! Every buyer will pay different money for the same home So it’s important for your REALTOR® to have those vital connections, not only to the local MLS system, but real connections – GTA, across Canada, and internationally.

2. Having a strong and experienced REALTOR® is crucial in this market; someone who knows how to best deal with multiple offer situations and to obtain the most money and the best terms for you. And at the same time, they have to be bold enough to ask the right questions, not only to get the most money, but to make sure the deal is sold and that the deal will close and money will be there on closing day. In this hot market there are a lot of offers being presented, but we find that a great REALTOR® can sift through and ask the right questions to make sure we are accepting a solid deal and protecting our clients.
