Your home is one of your largest investments. It’s interesting how some people in the Kitchener-Waterloo area choose their REALTOR®. Many sellers are leaving money and hard earned quality on the table, so I thought I would share a few thoughts:
I’ve found that some sellers look for low commission rates or are taken in by gimmicks. Others use a family friend without asking questions about achieving top dollar in today’s market. Sellers need to be aware that the market is constantly changing.
Sometimes buyers walk into an open house, make an offer and ask the open house REALTOR® to list thier home. The problem with hiring a REALTOR® on the spot is you don’t get the chance to ask the pertinent questions.
When there is a back up property for sale, top REALTORS® often get more money for the same house than others. Sometimes much more.
The old saying “you get what you pay for” applies.
A great REALTOR® can usually get more money for sellers. In other words, sellers who try to save a bit on commission, will actually net less. A top REALTOR® works to attract more buyers, providing better options for the seller.
Attracting serious buyers and putting solid deals together is a strategic task. A non-strategic REALTOR® will let the seller and buyer go back and forth, waiting to find out if the deal comes together or falls apart.
It’s interesting that I actually get phone calls from other REALTORS® asking for advice on how they may salvage a deal. Even good REALTORS® who care can still lack in the areas that really matter.
Hiring with best REALTOR® for the job will ensure you have critical connections and expertise on your side. This is the best chance you will have at achieving a top sale in any market.
