I own a number of investment properties, our team members have purchased investment properties over the years, and many of our clients have invested in properties in Kitchener-Waterloo. We get calls every year from clients who are thinking about buying an investment property, but a lot of them don’t act on it, because they’re waiting for the right time all the time.
2 things I can tell you that really matter a lot in our area right now are:
- Our interest rates are still really low
- Focus on getting a good tenant
If you’re going to put 20% down on a property at a low interest rate, and you have a great tenant who may pay your property off years down the line, all you’ve actually invested is your down payment and some closing costs.
